The Town of Fox Creek is holding a public hearing on January 9 to discuss the amendment of Land Use Bylaw (LUB) 778-2016—an amendment that will mean changing the proposed district from its Urban Reserve designation to Industrial district. How much of a difference can your attendance make? Participating in the public hearing is the best way to ensure you have all the insights into the possible implications of the change—and it’s the best way to ensure your voice is heard and all your concerns are addressed.
The public hearing will begin at 6:00 p.m. on January 9 and will be held in the Council Chambers at the Fox Creek Town Administrations Building (102 Kaybob Drive). It is open to the public, and members of the community are welcome—and encouraged—to attend.
The hearing will introduce Bylaw 784-2016, which proposes an amendment of Land Use Bylaw 778-2016 as it pertains to Lot 1 Block 48 Plan 152 2919 and parts of Lot 1 Block 46 Plan 152 2919.
Approval of the amendment would mean transforming the proposed lots from Urban Reserve to Industrial District designations. What that means for those areas is that they would be opened up for industrial use, despite current restrictions, provided that the industrial use complies and is compatible with the bylaws in place surrounding and protecting adjacent non-industrial use properties.
For instance, the proposed industrial businesses would not be able to create an apparent nuisance outside of an enclosed building that may disrupt any nearby non-industrial properties.
The amendment would enable the proposed properties to allow for further industrial development within the area, which may provide economic benefits for the entire community and surrounding areas.
However, the public hearing is designed to ensure any members of the public who have questions, concerns, or input regarding the proposed development have an opportunity to be heard.
